What Insurance Do You Need as a Short-Term Rental Owner?

  • Loss of Income: If your property becomes uninhabitable due to damage, this coverage compensates for lost rental income during repairs.

Host Protection Insurance (Airbnb Host Guarantee)

If you’re listing your property through Airbnb, the platform does provide some insurance coverage through their Host Protection Insurance and Host Guarantee programs. However, it’s important to understand that the coverage they offer is limited and may not be sufficient for your needs. The Host Guarantee covers property damage up to $1 million, but it doesn’t cover wear and tear, cash, securities, or pets. The Host Protection Insurance covers liability up to $1 million per occurrence, but it doesn’t cover intentional acts, such as a guest deliberately damaging your property.

Relying solely on these programs is risky because they have significant exclusions and limitations. It’s best to consider them as supplemental protection, not a replacement for your own dedicated short-term rental insurance policy.

Umbrella Insurance

An umbrella insurance policy can provide an extra layer of liability protection beyond your existing coverage limits. This is particularly useful for short-term rental owners, as it covers claims that exceed the liability limits of your other policies, such as short-term rental or homeowner’s insurance. Umbrella insurance can protect your personal assets in case of a major lawsuit, providing peace of mind for a relatively low cost.

Commercial Property Insurance

Guests can be very careless with furnishings and belongings during short-term stays. Contents insurance covers the cost of repairing or replacing furniture, electronics, and other valuables in your rental property. This type of coverage is often excluded from standard homeowners or landlord insurance policies, so It’s important to ensure it’s included in your short-term rental policy.
